    The most common approach is for Purcell to supply and install the frame package, while the owner hires a local general contractor to manage the required sub-trades. Purcell is affiliated with multiple contractors across North America and can assist in selecting the right one for your project.

    If your build is located in British Columbia, Purcell can act as the general contractor and oversee the entire build from start to finish.

    If you are located outside of British Columbia and prefer to act as your own general contractor, our prefab frame packages are designed to make it very easy for owners to act as their own contractors. Purcell will still deliver and install the frame package to weather-tight/lock up.

Once the frame package is complete and built on-site to 100% weather-tight/ lock up, you have the freedom to select all the finishings and fixtures to suit your personal taste and style.     Purcell’s panelized prefab homes differ significantly from modular homes in their construction and assembly processes. Our panelized homes are built using wall panels and roof systems that are crafted off-site in our manufacturing facility. These panels are then transported to the building site, where they are easily assembled, ensuring precision and quality. In contrast, modular homes are constructed in sections or modules that are almost entirely built in a factory and then transported to the site for final assembly. This method offers more flexibility in design and customization compared to the fixed layouts often associated with modular homes, allowing for greater adaptability to various architectural styles and site conditions.

    Typical Purcell Frame Packages are approximately $120/$150 per sq. ft. This depends on the exact design, ie. vaulted space and covered decks.

    The cost per sq. ft., including windows and doors, is approximately $180- $200.

    Total build cost (for everything including the Purcell package) in North America, move-in ready ranges around $600/sq. ft. This depends on many factors such as; choice of finishings, location, and pricing of the local area contracting fees.

    1. Custom design and complete building permit plans adhering to all local codes and bylaws.
    2. Pre-crafted frame package and on-site installation of the entire building to structurally complete.
    • Purcell sells and installs windows and doors from many leading manufactures, thus taking the home to the milestone of dried in/locked up.
    • Purcell also specializes in exterior cladding/siding in wood or metal. We will coordinate with a local roofer to complete the home’s exterior to 100%.

    Windows and doors are usually $30-40/sq ft. Pricing is determined by the size, design as well as window/door company that the client chooses. Upon completion of the design, we will send out several window quotes.

    We always start with a $20,000 design deposit and work on your design until you are 100% happy. We do not charge by the hour for design. We work with your one design deposit and do not stop until we hear you say, “I love it”.

    Every building permit department is different. Usually, the building permit department will post its current processing time on its website. Purcell can ensure that we submit everything required for fast and efficient permit processing.

    Yes, all interior walls, both structural and non-structural, are included. Drywall or any other finishing for the walls is a separate contract with a local sub-trade.

    Yes! We specialize in very heavy snow loads. We design and engineer for all ski towns around North America.
